Dear Transport for London, The housing development works taking place on both car parks at Arnos Grove Station that began in March have ground to a halt with no works taking place for some weeks and workers no longer on site. Can you advise on the reason for the delay, how long this delay is due to last and when you expect the works to restart?

Thank you for your request received by Transport for London (TfL) on 19th September 2023 asking for information about the housing development taking place at Arnos Grove Station.
 
Your request has been considered in accordance with the requirements of the Freedom of Information Act and our information access policy. 
 
Specifically you asked:
 
The housing development works taking place on both car parks at Arnos Grove Station that began in March have ground to a halt with no works taking place for some weeks and workers no longer on site. Can you advise on the reason for the delay, how long this delay is due to last and when you expect the works to restart?”
 
I can confirm that we hold the information you require.
 
Our contractor, Colemans, started the first phase of work at Arnos Grove earlier this year. These works - which have included clearing the site and excavating four dig sites - are nearing completion as planned. In recent weeks they have been more focused on less disruptive activities, such as conducting surveys and site monitoring, which is less visible to passers-by.
 
Like many developers across the country, CLL (Connected Living London – a partnership between Transport for London and property firm Grainger) is currently reviewing its works programme, including at Arnos Grove, while it awaits further clarity from government on proposed building regulation changes, including new fire safety regulations for buildings over 18m, before timings for the next phase can be confirmed.
 
Throughout the works, both Colemans and Connected Living London have communicated with the local community and will provide a further update once these works have finished on site.
