Thank you for your requests received by us on 31 December 2020 asking for information about TfL’s residential properties.

Your requests have been considered in accordance with the requirements of the Freedom of Information Act and our information access policy.  I can confirm that we hold some of the information you require. You asked:

FOI-1966-2021

I would like to know how many of the properties that you are currently letting to private tenants as residential properties have an EPC certificate rated F or G

There are 11 existing leases in place on properties with an F and G rating. We have identified the works required to improve the EPC ratings on all of these 11 properties and we will be undertaking these works or if necessary, if a tenant has expressed that they do not wish for these to take place, applying for exemption. Should the tenants vacate these properties in the future, we would then look to undertake the necessary work.

FOI-1967-2021

I would like to know how many residential properties you own in Thurloe street.

In addition to it, how many of these properties are currently rented and how many properties are available to let.

We own 23 flats at Thurloe Street of which 12 are currently vacant and none of these are currently available to rent.

FOI-1968-2021

I would like to know how many improvements work you have carried out in your residential properties since 1st April 2020 when the new regulation imposes on residential Landlords to improve the energy efficiency of rented properties.

I would also like to know how many exceptions you have requested when not able to carry out the improvements works.

We have not yet carried out any of the suggested improvement works due to restrictions imposed by Covid-19 which have impacted on the programme. Furthermore, not all the properties had granted us initial access to assess what work needs doing. We are not able to tender the works until we’ve assessed all the properties. We continue to follow government guidelines to undertake emergency works only.

As of yet we have not registered any exceptions. However, we’ve had confirmation from two tenants that they wish not to have their meters and tariffs changed and will be applying for an exemption.

FOI-1969-2021

I would like to know how many days has taken to you to return the deposits associated to the residential tenancies to the tenants by the end of the tenancy in relation to the rented properties that you own.

I would appreciate it if you can provide how many deposits you have returned and the average of days that took from the end of the tenancy until the date of when payment has been performed.

We do not hold this information. BNPRE is our credit control provider responsible for tenant rental accounts. They hold all deposits and are responsible for refunding them.
