Thank you for your request received by Transport for London (TfL) on 7 April 2017 asking for information about negotiations held and compensation paid to flatowners 9 - 61 Messant Close Harold Wood Essex RM3 0WP (odd numbers only, 27 flats) for the temporary use and purchase of land relating to the A127 / Ardleigh Green Bridge Replacement.

Your request has been considered in accordance with the requirements of the Freedom of Information Act and our information access policy.  I can confirm that we hold the information you require. You asked:

Who negotiated with TFL on behalf of Woodgrove Park Management Co. Ltd.

The date the compensation was paid.

Who the compensation was paid to.

Is there any further compensation due to a 6 month delay and who is negotiating for this?

Response:

All TfL’s negotiations were conducted with E & M Management Ltd acting directly for the freeholders, Proxima GR Properties Ltd.  We do not know who in Woodgrove may have interfaced with the freeholders to accept the terms that were agreed.

Compensation was paid on 28 October 2014.

Compensation was paid to the freeholders, Proxima GR Properties Ltd, with a condition that the £60,800 was forwarded on to Woodgrove within 5 days of legal completion.

There is further provision in the legal agreement for additional specified sums to be paid in the event of delays in completing the highway works.
